Conservation protects what's left. Regeneration heals what's already depleted — soil, watersheds, working land brought back after decades of extraction. Both depend on the same unpriced variable: whether the community around the investment has the trust architecture to sustain it for the decades regeneration actually takes.
The Variable Regenerative Capital Doesn't Price Yet
Regenerative agriculture and land-restoration investment run on long horizons — soil health, watershed recovery, and working-land transition are measured in years, not quarters. Most due diligence in this space is agronomic and financial: soil science, yield modeling, carbon accounting, land tenure. What's usually missing is a structural read of the community around the land — the farmers, land trusts, tribal partners, and rural institutions whose sustained participation is what actually determines whether a restoration project holds for the full horizon it needs, or stalls once the initial capital and attention move on.

Where it doesn't, a Ground Truth Sprint scoped to the specific counties or watersheds in question is the first step — not a blanket claim of readiness everywhere regenerative capital happens to be looking.
